How To Perform A Home Inspection

By Ines Flores

If looking to purchase a particular house, it will be essential that you have this house inspected. In many cases, buyers call in a professional to perform the Home inspection. However, if you are well informed and know what to look for, you can perform the assessment on your own.

In order to do it, you will need to have a basic understanding of the systems that are present in any household. One such system is the heating system. This is connected to the boiler systems which supply the residence with hot water.

You need to make sure that the water system is also functional. This particular system is responsible for providing the residence with water. If the water is coming from a well, ensure the plumbing system connected to it is also functional.

A septic system is also an important part of your house. When checking this particular system, you will need to determine its exact age. In addition to age, determine when the last time that it was pumped was. Ensure you also check for any signs of surface leakage.

In each and every house, you will find that there is a lot of importance that is attached to the electricity. As such, you will need to take a keen look at the electrical panels. Establish the location of the circuit breakers and give them a thorough check to make sure that they are working.

Take some time to also look at the floor structure. Due to wetness and dampness, you will find that many floors start to leak with time. It is therefore recommended to ensure that the assessor checks for any rotting signs. When rotting starts to take place, it will mean that there is trouble looming.

When it comes to assessing the roof, you will be paying attention to the condition of available roofing materials. You should check whether all the shingles are in place and also whether the support beams have retained their structural integrity over the years. In addition, be sure to inspect the gutters.

Proceed to inspect the drive way. A drive way is an important part of any residence which should never be neglected at any one time. When inspecting the driveway, pay special attention to the pavers. You can use them to establish whether any surrounding pipes are leaking.

When inspecting the cooking area, always make sure you look at the counter tops and the kitchen cabinets as well. For the cabinets, establish whether the doors are stuck in any way. Doors should not have to be forced open when one is in need of accessing a cabinet.

If you do find any defects, you do not have to reject the residence. You can revise your purchase offer to come with a contingency clause. The clause will identify what needs to be repaired and have this corrected. This has to be done before you can proceed with the purchase negotiations.
